Sometimes, a project hits home in more ways than one. This was certainly the case when we were called to address fire safety concerns in a residential complex. This was an opportunity to create a safer environment for residents, future-proof the buildings against fire risks, and meet today’s stricter safety regulations.

The job at a glance
Here’s a closer look at what went into the job:
Plasterboarding
- Comprehensive Coverage: We didn’t just patch up the problem areas; we addressed the entire scope of each block, covering approximately 2,000m² .
- Lift Shafts: These high-risk zones were double-boarded to ensure maximum fire resistance.
Firestopping
- Installation of Fire Batt and Intumescent Mastic: These materials were used to fill and seal gaps in fire barriers, creating robust, long-lasting protection against the spread of fire and smoke.
- Attention to Detail: Each application was inspected and documented, ensuring it met or exceeded current fire safety standards.
Insulation Replacement
- Over 700m² Replaced: Missing insulation was a major concern for energy efficiency. We replaced every section to bring the building up to standard.
- Dual Benefits: The new insulation improved energy performance across the blocks, reducing potential heating costs for residents.
How technology kept us on track
For a project of this scale and sensitivity, detailed documentation and seamless coordination were non-negotiable. That’s where Bolster Systems came into play, transforming how we managed the work and tracked compliance.
Bolster Systems is a cutting-edge digital tool designed specifically for managing fire safety and passive fire protection projects. It’s widely used by contractors, facilities managers, and property managers to simplify documentation, improve transparency, and ensure compliance with UK fire safety regulations like the Building Safety Act 2022 and the Fire Safety Act 2021.
With Bolster, every step of the project – from initial planning to the final inspection – is tracked and recorded digitally. This creates a Golden Thread of Information, which is essential for demonstrating compliance.
By combining technology with our expertise, we delivered:
- Transparency: Stakeholders had full visibility into every step of the work.
- Efficiency: Streamlined documentation saved time and reduced the risk of errors.
- Compliance Assurance: The final audit-ready reports met every regulatory requirement, ensuring peace of mind for property managers and residents alike.
Why this project matters
Fire safety is about protecting people, property, and peace of mind. Fires leave lasting scars—not just on buildings but on the lives of those affected. As professionals in the built environment, we take our responsibility seriously, ensuring every project contributes to safer, more resilient communities.
Here’s why projects like this are crucial:
- Safety First: Proper firestopping measures are vital for containing fires, giving residents and emergency services crucial time to act.
- Regulatory Compliance: With laws like the Building Safety Act 2022, compliance is more important than ever to protect against legal and financial risks.
- Reassurance for Residents: After experiencing a nearby fire, residents needed confidence that their homes were protected. This project provided that assurance.
We believe fire safety isn’t just about fixing walls or replacing insulation—it’s about creating safer spaces where people can live with peace of mind.
