While the weather is good (or at least not cold) and offices are quiet it’s a great time to ensure boilers are serviced and safe ready for the winter.

Regular maintenance is essential for the safe operation of gas appliances and a legal obligation for landlords of commercial buildings. No regulations in this regards have been relaxed during the Covid crisis.
Under the Gas Safety (Installation and Use) Regulations 1998 , to protect tenants from the risk of carbon monoxide poisoning or gas explosions, it is the landlord’s responsibility to have gas appliances and flues checked annually by a Gas Safe registered engineer, and have any issues identified rectified before a gas safety record for the property can be issued.
Despite the Covid shutdowns, it remains essential to ensure that the gas safety requirements are met, and that compliance is maintained in order to protect those using the building, comply with insurance requirements and avoid fines or potential imprisonment.
An annual service, ideally just prior to the gas safety inspection, is the absolute minimum. For large systems more frequent maintenance may be required. Boilers and heating plant that receive appropriate servicing will benefit from efficient operation, which will reduce energy consumption, improve carbon footprint and reduce costs.
